A powerful “No Money Down” technique. Every time you enter into an option agreement with a seller, you should record the option or record an affidavit or a memorandum of agreement in the public records of the county in which the property is located. The document you record should be notarized and all signatures must occur at the time of the notarization. Finally, because things happen, make sure you negotiate a one-year automatic extension of your option period. Finally, spell out what portion of the rent paid will be credited to the purchase price.
