Knowledge Is Key To Buying and Selling Real Estate

By Attorney Miriam L. Sumpter Richard

WHEN YOU ARE BUYING A HOME,
DON’T FORGET TO EVALUATE THE GROWTH OF THE AREA!

For example, if you find a home in fashionable communities look at the surrounding area. City planners attempt to regulate growth to achieve four goals:

(1)    Allowance of the highest best use of the maximum number of properties;

(2)    Reduction of land uses that cause loss of property values;

(3)    Reduction of present and future growth that must be passed on to the
        taxpayer and finally

(4)    Creation of optimal social and economic environmental growth.

Florida’s growth management laws require that all local governments discourage urban sprawl and inadequate infrastructure in their comprehensive plan. The population and its geographic distribution are the basic determinants of comprehensive planning.  These studies identify the composition of the population; the number of households, their approximate incomes, the numbers and locations of different ethnic groups, occupations of residents and educational levels.
