BUYING PRE-FORECLOSURES IS AN EXCELLENT OPPORTUNITY.

Try to learn about a distressed property from a banker, bankruptcy attorney or neighbor.  The best way is to pick three to four neighborhoods and drive it regularly. Make the initial contact with the property owner, and if they are interested in selling, inquire how much they want for the property. Let them give you a number. Analyze the property, the neighborhood; its fair market rent value, its resale value and the costs to fix it up.  Talk to the foreclosure lender and the junior lien holder to determine what discounts might be available. If the numbers work, contact your title company, close, record the deed and order property insurance.
